Rehabilitation of a venetian building into hospitality and retail spaces

Hotel OFF is located in the Topanas district of Chania’s Old Town. The project comprises two newly designed suites and a small shop within a historic Venetian building.

The 17th-century structure, which had been vacant for several years, required extensive structural reinforcement before interior design could commence. Combined with the building’s limited floor area, this necessitated continuous measurement and adjustments throughout the design process.

The majority of the ground floor is occupied by the shop, while a separate corridor leads to a staircase at the rear of the space. This staircase is a critical element of the project, offering a vertical connection that allows for a full appreciation of the building’s height. Additionally, it provides an open, airy quality to the upper rooms, achieved through a delicate steel structure that also supports two flower boxes.

The interior design is characterized by the use of light, minimalist elements and natural materials. Wood is the predominant material, with the suites featuring natural oak flooring and furniture. The walls are finished in a soft ash color, providing a subtle backdrop that enhances the warmth of the wood. The bathrooms are treated as a distinct element, with walls and floors clad in durable Mylopotamos stone.

The shop’s design shares a similar color palette and furnishing style with the suites but stands out due to its more intricate design. A wider range of materials is employed, including brass, glass, forged cement, Tinos green marble, and Mylopotamos tufa stone, which add complexity and texture to the space.
