Korakies Residences

Residential complex in Korakies, Chania

This complex was envisioned by the owner as his primary residence, accompanied by two smaller studios for short-term rental located further along the plot. The brief did not prescribe a particular architectural language, allowing the site itself to inform the design approach. Its steep inclination towards Souda Bay, together with the views towards the White Mountains and the natural rise of Drapanokefala across the bay, became the primary organising elements. A site visit identified key locations from which these views could be framed and enhanced.

The main residence is positioned at the highest point of the plot, taking advantage of the most expansive views while ensuring privacy. The studios are placed downhill, following the natural topography and occupying the previously identified vantage points. The architectural concept is based on a system of linear walls and angular terraces that organise both the landscape and the built elements. Where indoor spaces are introduced, these walls are crowned by free-form flat roofs, whose fluid geometries soften the linearity of the underlying structure and create a sense of horizontality rather than independent volumes placed upon the landscape.

The project employs a restrained yet tactile material palette, combining stone and plastered walls, exposed concrete ceilings, and extensive glazing that connects the interiors with the surrounding landscape. Vegetation plays an integral role in the composition, restoring the character of the site while acting as both a visual and spatial filter between the main residence and the lower studios.
